If you’ve got your heart set on buying a home, there are a few ingenious things you can do check for any potential problems, including the condition of the floor and foundation. With more than 30 years of professional experience in damage restoration in San Diego, we’ve picked up on a few tricks of the trade that can tip you off to any potential major issues with your new home.
TAKE YOUR MARBLES
Place a marble or small ball on the floor surface. If it rolls, you’re looking at a slopping floor that could indicate potential serious problems with the house’s foundation.
PAY ATTENTION TO THE CEILING
If you notice that the ceiling has recently been painted, the sellers may be trying to hide water stains – a telltale sign of a leaky roof.
THE BASEMENT WALLS MAY HAVE A STORY TO TELL
If the home has a basement, glide your hands over the base of the walls there. If they’re wet or damp, you could be looking at signs of more water damage. This is not good as moisture problems can lead directly to serious mold issues.
If you notice a bit of chipping or flaking from the foundation, tap it with a screwdriver. If it chips or breaks even more, there are definitely issues with the foundation.
Another trick you can do is slide your driver’s license into any cracks you see along the foundation. Small cracks are normal, but if you find some wider than your driver’s license, you could be looking at a foundation seriously weakened by water damage.
CHECK THE SLOPE
Ideally, you want the ground to slope away from the foundation so that rainwater will not pool at the base of the house. Also, make sure the gutter downspouts have enough piping to lead the water away from the house.
