In a previous entry, we talked about common problems found in older homes. With this issue, we’re going to focus on problems for any house – old or new – that should not be ignored.
If money’s tight, remember that these problems, if left unchecked, can easily lead to repairs costing well into the thousands of dollars.
KEEP AN EAGLE EYE ON THE ROOF AND SIDING.
The roof of your home is particularly vulnerable to serious problems because of its constant exposure to the elements and the laws of gravity.
When the weather is clear, grab a set of binoculars and see if you can spot any curled, cracked or missing shingles. Those are clear signs that your roof is nearing the end of its ability to protect you, your family and your home.
Siding is also particularly vulnerable to leaks. The places you really want to check are where the siding meets the windows and doors.
Pests like termites simply can’t resist the allure of moist soil and rotting wood. Once they’re inside, they can bore right through your structure in just a few short years.
For termites especially, inspect the sill plate (mudsill) that’s on top of the foundation. Using a screwdriver, check for rotted wood or piles of sawdust along the baseboards.
CRACKS IN THE FOUNDATION.
No one wants to hear there are cracks in the foundation, but all cracks aren’t the same. To check your foundation, grab a No. 2 pencil and walk around the house outside looking for cracks.
Very narrow hairline cracks are usually nothing serious to worry about and are often the result of minor settling. However, if the pencil can go into the crack all the way up to where the yellow paint starts, you’ve got a problem on your hands.
Smaller cracks should be monitored for the time being, but cracks that are already expanding definitely require the attention of a professional.
