HOW AND WHEN TO INSPECT YOUR ROOF

Picture
Fire investigators believe that a malfunctioning solar vent fan is to blame for triggering a roof fire in San Diego.

When it comes to making sure your home or business is structurally sound, the roof is sometimes the last thing people inspect. And that can be a problem.

In this issues, we’ll share tips for inspecting your roof, including what specifically to look for.
HOW OFTEN SHOULD I INSPECT MY ROOF?

Roofing industry expects highly recommend that you inspect your roof at least twice each year. The ideal times are just before the spring and fall seasons. Both seasons tend to be our most extreme, so it’s just good sense to make sure your roof is prepared to handle the elements or get a head start on any improvements or repairs that need to be made.

It’s also highly recommended that you inspect your roof immediately following a storm.

WHAT SHOULD I LOOK FOR DURING THE ROOF INSPECTION?

There are a few keys areas you should hone in on, including:
  • The integrity of your shingles (make sure they’re not buckling or curling);
  • Debris that may be wedged between the shingles or in your gutters;
  • Cracks or broken seals around the chimney and vents;
  • Soft spots on the roof as you walk on it (a clear sign of wood that has rotted underneath); and
  • Moss that is growing on the roof (another sign that there is decay underneath).

As for the interior of your roof, look for:
  • Areas that are sagging;
  • Staining around pipes venting through the roof;
  • Dampness near the fireplace; and
  • Sagging areas.
